Balwin's Izinga Eco-Estate Lists Umhlanga Occupation Dates From November

Balwin Properties has published estimated occupation dates for the remaining apartments at Izinga Eco-Estate in Umhlanga, with the earliest units due for handover at the end of November 2026. The update gives buyers who are planning a move to the KwaZulu-Natal coast a clear sense of when they could take the keys, and which part of the estate fits their timeline. With spring well under way and the December holidays approaching, the timing is relevant for anyone hoping to be settled in Umhlanga at the start of 2027.

Izinga Eco-Estate is located on the corner of Wager Avenue and Herrwood Drive in Izinga Ridge, uMhlanga. It is offered in two forms: the Signature Collection, built to higher specifications, and the Classic Collection, Balwin's core apartment model. Both share the same address, show house team and planned Lifestyle Centre, but they differ in price, finishes and occupation dates.

Signature Collection: handover from November 2026

The Signature Collection at Izinga offers two- and three-bedroom apartments in Umhlanga. Two-bedroom units of around 98m² are listed from R2 349 900, and three-bedroom units of around 139m² to 140m² are listed from R3 099 900. At the time of writing, Balwin's price list shows three two-bedroom and seven three-bedroom apartments still available in this collection.

Estimated occupation dates for those units are 30 November 2026 and 28 February 2027. Some three-bedroom apartments carry a special offer price of R2 944 905, and the estate is advertising savings of up to R155 000. The one-bedroom option in the Signature Collection is fully sold.

Signature apartments come with SMEG appliances, including an oven and hob with extractor, refrigerator, washer dryer combo and dishwasher, along with a Samsung WindFree 18 000 BTU air conditioner. They are fibre and DStv ready, Wi-Fi ready and fitted with prepaid electricity meters.

Classic Collection: occupation in mid to late 2027

The Classic Collection at Izinga offers a lower entry price, with one-bedroom apartments listed from R1 599 900 and three-bedroom apartments from R2 599 900. Ground floor three-bedroom units have private gardens, while one- and two-bedroom units have balconies. The two-bedroom units in this collection have sold out, and the current price list shows three-bedroom apartments available with estimated occupation dates of 30 June 2027 and 31 August 2027.

Classic units are fitted with Defy appliances, including an oven and hob with extractor, refrigerator, washer dryer combo and dishwasher, and are fibre ready. For buyers who do not need to move this year, the Classic Collection offers a route into the same estate at a lower price, with a longer lead time before occupation.

The Lifestyle Centre under construction

Construction has commenced on the Izinga Lifestyle Centre, which will serve residents of both collections. It is planned to include a gym, indoor padel courts, a wellness spa, a restaurant, a meeting and function room, a laundromat, a children's play area and a cinema room. A separate swimming pool and a dog park are already part of the estate.

The estate is built to the IFC's EDGE certification standard. South African banks link their green mortgage initiatives to an apartment's EDGE certification, and Balwin targets a 6 Star Green Star rating from the Green Building Council of South Africa on its Lifestyle Centres.

What sits close to Izinga Ridge

Part of the appeal of Umhlanga apartments is how much is within a short drive. Balwin lists Atholton Primary School at 1.7km, Reddam House Umhlanga at 2.4km and Crawford International at 5.8km. Busamed Gateway Private Hospital is 3.1km away and Netcare Umhlanga Hospital and Medical Centre is 3.9km away.

For shopping, Oceans Mall is 3.2km away, The Pearls Mall 3.4km, Cornubia Mall 4.3km and Gateway Theatre of Shopping 4.5km. The uMhlanga Lagoon Nature Reserve and lagoon trail are 2.3km from the estate, uMhlanga Main Beach and Promenade is 3.2km away and Padelnation uMhlanga and the uMhlanga Ski Boat Club are both about 2.2km away. Mount Edgecombe Country Club is 6.8km away.

Costs that are not on the bill

Both Izinga collections list no attorney fees and no transfer costs, which reduces the cash a buyer needs on top of the deposit. Short-term letting is not allowed at the estate, so buyers looking for a holiday rental investment should note that the estate is set up for owner-occupiers and long-term rentals.
